THE OPPORTUNITY


Isaac Regional Council is currently exploring the future tenure arrangements for the Glenden Bowls Club; and is seeking non-binding expressions of interest from community groups to gauge the level of interest in a future formal expression of interest process to award tenure to a suitably incorporated group.

There is an opportunity for a group to develop and coordinate a range of services, programs, activities and events that are flexible, culturally inclusive and aim to build skills, provide knowledge, promote personal and social development, promote physical well-being, and create and sustain local networks.

An enthusiastic local group could consider reviving the bowling green to play social bowls or utilise the facility for an alternative recreational pastime.

The facility is being offered for tenure in an as is where is capacity. Any repairs, upgrades and/or fit out will be the responsibility of the final successful EOI submission.

This is the first stage in the process of reactivating this facility. The submission of an Expression of Interest will not oblige any group to continue further in the process. Additionally, Council will not be bound to accept any Expression of Interest.

Important

The land on which this facility is located is a Reserve owned by the State of Queensland represented by Department of Natural Resources, Mines and Energy and managed by Isaac Regional Council as Trustee. The State has dedicated the Purpose of this Reserve as Sport & Recreation. Any tenure awarded for this facility must therefore fit into that Purpose.


TENURE AND CHARGES


The tenure holder is responsible for the day-to-day running, operation, management and promotion of the facility and associated costs.

Facility hours of operation

In consultation with Council, it is the responsibility of the tenant (lessee) to determine and regulate the facility hours of operation.

Permitted use

As per Expression of Interest Guidelines (1.6 Eligibility)

Tenure Fees

$600.00 annum plus GST (based on lot size with or without a building)

Reasonable outgoings

All outgoings will be paid by the tenant

Rates, electricity, telephone/internet, water, cleaning, garbage/waste, etc

Insurance

The tenure holder must hold Public Liability Insurance of $20M for the duration of the tenure and is responsible for contents insurance and a damage policy covering buildings and fixtures to full replacement value.

Maintenance and fit out

All proposed refurbishments must be submitted to Council for approval prior to commencing and will be at the cost of the successful tenure holder.

The initial and ongoing internal fit out, signage and presentation of the facility is the responsibility and at the cost of the tenant.

At its own cost, the tenure holder must keep the facility clean and maintained in good and substantial repair and condition.

Including but not limited to all amenities, gutter cleaning, smoke alarms, pest control, plumbing/electrical, floor surfaces, air conditioning servicing, carpark area, grounds, fixtures and fittings and fire services

Cleanliness

The facility must be cleaned daily including the storage, yards and carpark areas and rubbish removed weekly.
